Buying your first home in New Jersey follows a clear path: get pre-approved for a mortgage, find the right home with an agent, make an offer, sign a contract, and then go through attorney review. After that comes inspections, the appraisal, your final mortgage approval, and closing. The whole process usually takes a couple of months from accepted offer to keys in hand.

I know it feels like a lot when you are doing it for the first time. Let me break it down step by step so none of it catches you off guard.

Start With a Mortgage Pre-Approval

Before you look at a single listing, talk to a lender and get pre-approved. This is not the same as a quick online pre-qualification. A real pre-approval means the lender has looked at your income, credit, and savings, and told you what you can actually borrow.

Here in Hudson County, prices move fast and sellers take pre-approved buyers seriously. Without that letter, your offer usually will not get a real look. Getting pre-approved also tells you your true budget, which saves you from falling in love with a place you cannot comfortably afford.

Find Your Home and Make an Offer

This is the fun part. We look at homes together and figure out what fits your life, whether that is a condo near the PATH in Jersey City, a brownstone floor in Hoboken, or something with parking along the Gold Coast.

When you find the one, we write an offer. In New Jersey, the offer includes your price, your financing terms, and any conditions you want, like an inspection. Once the seller accepts, you sign a contract of sale. Do not panic here. In New Jersey, that signed contract is not the final word yet.

Understand Attorney Review

Attorney review is one of the things that makes buying in New Jersey different, and it protects you. After both sides sign the contract, there is a short window, usually three business days, when your attorney and the seller’s attorney can review the contract and make changes.

During this window either side can cancel or negotiate terms. Your attorney will look out for your interests, adjust language, and confirm the deal makes sense. I always tell first-time buyers to have a real estate attorney lined up before you make an offer, so you are ready the moment the contract is signed. Once attorney review ends and both sides agree, the contract becomes firm.

Inspections, Appraisal, and Final Approval

Next you schedule a home inspection. A licensed inspector checks the systems, structure, and safety of the home. If something serious turns up, we can ask the seller to make repairs or give a credit, or in some cases walk away.

Your lender will also order an appraisal to confirm the home is worth what you agreed to pay. Then the lender finishes underwriting and issues your final mortgage commitment. During this stretch, keep your finances steady. Do not open new credit cards, change jobs, or make big purchases, because any of that can shake your approval.

Closing Day

At closing, you sign the final paperwork, your loan funds, and ownership transfers to you. You will bring your down payment and closing costs, usually by wire or certified check. Closing costs in New Jersey can include lender fees, title insurance, and prepaid taxes, so ask for an estimate early so there are no surprises.

Once everything is signed and recorded, the home is yours. That moment, when I hand a first-time buyer their keys, never gets old.
