What to prepare before applying for a rental
Ask for the property’s application instructions before gathering documents. Requirements and the review process can differ by owner or building. Confirm what is requested, how to submit it and which questions should be resolved before you apply.
- Set your move window. Identify your preferred start date, the latest date that works and any overlap with your current home. Tell Anthony which dates are flexible.
- Prepare the requested documentation. Ask what identity, income or employment information and references are needed. Clarify any guarantor process if that is relevant to your application. Submit documents through the agreed application process.
- Request an itemized cost summary. Ask about rent, utilities, parking, deposits and any application, building or move-related charges, including who pays each item and when. Confirm any brokerage compensation under your written agreement.
- Confirm the home fits your needs. Review pet policies, laundry, parking, storage and any amenity access for the specific home. Ask which features and services are included in the lease.
What to check on a rental tour
Try the layout with your furniture and work setup in mind. Check natural light, storage, the path from the entrance to the apartment and the location of laundry. Ask which repairs or preparation will be completed before possession and have agreed items documented. Test the commute from the actual address.
Plan the steps between approval and move-in
Application approval, a signed lease and a reserved building move slot are separate steps. Confirm the lease status and agreed payments, then coordinate any building paperwork, elevator reservation, mover requirements, utility setup and key handoff. Ask for the building’s current instructions before booking a move.
At handoff, review the home’s condition and document questions through the agreed process. Keep copies of your lease and relevant building instructions. Discuss your rental timeline with Anthony before committing to dates that depend on unfinished steps.
