Uptown Hoboken and the North Waterfront
Explore Uptown Hoboken and the North Waterfront: housing options, neighborhood setting, transit, and the details to consider when buying or selling.
Uptown Hoboken includes waterfront condominiums, loft conversions, brownstone streets, and smaller buildings farther west. The waterfront parks, 14th Street ferry, and Washington Street businesses shape the area. Anthony’s office is at 1101 Hudson Street, and his sales here range from studio condos to whole brownstones.
Where uptown is
Uptown runs from 11th Street north to the Weehawken line above 16th Street, and from the river west to the Palisades. The waterfront blocks along Hudson Street, Maxwell Lane, and Sinatra Drive hold the towers; Washington Street from 11th to 15th is the uptown retail strip; Garden, Bloomfield, and Park are the brownstone blocks; and west of Willow, the grid opens up to the Upper Grand, the newer construction on Grand, Adams, and Jackson, and the 1600 Park and Harborside Park fields at the north end. The 14th Street ferry terminal and the 126 bus stops on Washington Street are the transit.
The buildings
Explore Maxwell Place, where I own an investment unit and have completed five sales at 1125 Maxwell Lane; 1400 Hudson, with seven sales; the Hudson Tea Building, with three; and 1425 Hudson, with two. Other options include 1450 Washington, Harborside Lofts, Garden Street Lofts, 2 Constitution Court and the Upper Grand buildings, where I have completed four sales. These transaction counts include repeat sales of the same home. Smaller buildings and brownstone residences add options beyond the larger communities.
What homes cost
My uptown experience includes waterfront condominiums, lofts and whole houses. Examples include 1500 Hudson Street, unit 12S, at $750,000 in 2025; 1425 Hudson Street, unit 10E, at $1,830,000 in 2023, representing the seller; and 1500 Garden Street, unit 9F, at $2,500,000 in 2025, representing the seller. On Garden Street, my house sales include 1306 at $1,925,000 and 1237 at $3,900,000 in 2025, followed by 1213 at $3,350,000 and 1251 at $3,400,000 in 2026. These are historical examples across different property types. For current pricing, I compare recent sales with similar ownership, layout, condition, outlook, outdoor space and parking.
Narrow an uptown shortlist before touring
Choose the decisions that will rule a home in or out: a loft or conventional layout, private outdoor space, parking, building services and your complete commute. Compare the actual home’s monthly costs and rights alongside the purchase price. The Hoboken buyer representation guide explains how to turn that shortlist into a purchase plan. If you own here, use the Hoboken selling guide to prepare the information needed for pricing and launch.
The commute
Uptown offers the 14th Street ferry, buses, and connections toward Hoboken Terminal. West-side addresses also have access to the light rail. Check current schedules and compare the complete route from the home to your destination at your usual travel time.
Parks, schools, and daily life
Maxwell Place Park and the waterfront walkway run the whole eastern edge, with the Hoboken Cove kayak launch, Elysian Park at 10th and Hudson, and the 1600 Park and Harborside Park fields and dog run at the north end. Washington Street from 11th to 15th has the uptown restaurants, coffee, and groceries, and the west side supermarkets serve the grid. Review Hoboken district and charter school options directly with each school. Confirm current grade levels, enrollment procedures, and any address or application requirements. Stevens Institute is a few blocks south along the ridge.
Parking
Many larger uptown buildings have garages, but parking rights and costs vary by home. Confirm whether a space is deeded, assigned, licensed or rented, whether it transfers, and any vehicle-size or access limits. Brownstone and smaller-building buyers should compare available garage options and local street-parking rules. Include parking in the total monthly budget from the start.
