Southwest Hoboken and the West Side
Southwest Hoboken and the west side below 7th Street: the Sky Club, Southend Lofts, the Jackson Street corridor’s new construction, the parks and the resiliency work, what homes cost in 2026, the 2nd Street light rail and the walk to the Terminal, flood zones, parking, schools, and the 11 homes I have closed there.
The southwest is the part of Hoboken that changed most in the last ten years: a former industrial and rail edge that now has a park, a light rail stop, the Sky Club‘s two towers, the restored Davis Baking Powder factory at Southend Lofts, and block after block of new construction on Jackson, Harrison, Madison, and Adams Streets, ten minutes on foot from the Terminal. It is where buyers find modern layouts, garages, elevators, and the largest new condos in the city at a discount to the waterfront, and it is where the biggest new construction sales west of Willow are happening: I have closed 11 homes here since 2023, including a $3,250,000 home at 528 Adams Street and a $2,630,000 home at 509 Jefferson Street in 2026.
Where the southwest is
For this page, the southwest and the west side run from Observer Highway north to about 7th Street, and from Clinton Street west to the Palisades and the Jersey City line at Paterson Avenue, taking in Grand, Adams, Jefferson, Madison, Monroe, Jackson, and Harrison Streets. Southwest Park at Jackson and Observer Highway is the neighborhood’s square; the 2nd Street light rail station is at Jackson Street; Connors Elementary is at 2nd and Monroe; the Sky Club stands at First and Harrison; Southend Lofts fills the block at 38 Jackson Street; and the 7th and Jackson resiliency park with its gym marks the northern edge.
The buildings and the housing
The Sky Club at 700 First Street, two 17 story towers from 2004 with 326 homes, an indoor pool, a concierge, and a shuttle to the PATH, has its own guide on this site, and so does Southend Lofts, the 110 loft building in the restored factory with a rooftop pool that launched sales in 2025. Around them are the new construction condo buildings of the last decade, typically six to sixty homes with garages, elevators, and roof decks, on Jackson, Harrison, Madison, Monroe, Adams, and Jefferson; the older two and three family houses and brownstone conversions on Adams, Grand, and Clinton; and the large rental buildings along Jackson and Observer Highway that set the tenant market.
What homes cost
As of August 2026, from my own closings and the current market: one bedrooms in the newer buildings and conversions run from about $550,000 to $750,000, which is where my sales at 222 Monroe ($560,000) and 700 First Street unit 12E at the Sky Club ($867,000, a larger home) sit; two bedrooms in the new construction from about $850,000 to $1.3 million, where my sales at 114 Jackson ($902,000), 463 First Street ($920,000), 635 Madison ($1,000,000), 523 Jefferson ($1,110,000), and 504 First Street ($1,250,000) sit; and the largest new construction homes, full floor and duplex three and four bedrooms with parking and outdoor space, from about $1.4 million to more than $3 million, where my sales at 618 Madison ($1,440,000), 408 Adams ($2,450,000), 509 Jefferson ($2,630,000), and 528 Adams ($3,250,000) sit.
The commute
Hoboken Terminal and the PATH are a ten to fifteen minute walk from most of the southwest, and the 2nd Street light rail reaches the Terminal in a few minutes and the Jersey City waterfront in ten; the Sky Club runs its own shuttle to the PATH. Drivers have the easiest access in Hoboken: Observer Highway to the Holland Tunnel, Paterson Avenue and the 14th Street viaduct to the Turnpike and the Lincoln Tunnel, and garages under most of the newer buildings.
Parks, schools, and daily life
Southwest Park, the first park the city built on the west side in decades, has the lawn, the playground, and the dog run; the 7th and Jackson resiliency park has the fields, the gym, and the plaza; and Mama Johnson Field at 4th and Jackson has the turf. The west side supermarkets are on Madison and Jackson Streets, and the neighborhood’s restaurants and coffee are on Jackson, Madison, and Newark Street, with Washington Street a ten minute walk east. Connors Elementary at 2nd and Monroe and HoLa, the dual language charter, are the neighborhood schools, with the Hoboken Middle and High School at 8th and Clinton; confirm current assignments for any address.
Flood zones and the resiliency work
The southwest sits on the lowest ground in Hoboken and floods were the reason the city built Southwest Park and the resiliency parks with underground storage, the Rebuild by Design flood wall along the southern edge, and the pump stations. Most homes above the ground floor carry only the building’s exposure, and lenders treat condos in mapped zones by the building’s elevation certificate; my flood insurance guide explains how it works and what it costs. Parking
The southwest is the easiest part of Hoboken to park in: most new construction includes a garage space, the Sky Club and Southend Lofts have garages, and the streets, while permit zoned, have less pressure than the east side. Buyers who need two cars end up here or uptown west.
