Exchange Place, Jersey City: the waterfront office district with a four minute PATH ride to the World Trade Center, its three condo towers (99 Hudson, 77 Hudson, Crystal Point), what homes cost in 2026, the abatement question, the commute, and the seven homes I have closed in its towers.

Exchange Place is the shortest commute to the Financial District that exists outside Manhattan: the PATH station at the foot of Montgomery Street reaches the World Trade Center in about four minutes, the ferry at Paulus Hook reaches Brookfield Place in about five, and the three condominium towers that stand around the station are the reason buyers who work downtown look here first. It is a small neighborhood, a few blocks of office towers, the PATH plaza, and the waterfront, with 99 Hudson, 77 Hudson, and Crystal Point as its residential addresses and Paulus Hook’s brownstones beginning one block south. I have closed seven homes in its towers, and this page is the neighborhood as I explain it to the buyers who arrive from the PATH.

Where Exchange Place is

The neighborhood runs from the Harborside office complex and Crystal Point on the north to Montgomery Street and the top of Paulus Hook on the south, and from the river west to roughly Greene and Hudson Streets, where the Exchange Place office towers give way to the low rise blocks of Paulus Hook and Van Vorst. The PATH station and the light rail stop are at the plaza on the water. The Harborside financial center, with its restaurants and the Harborside ferry, is a block north. The Paulus Hook ferry is a block south.

The buildings

The three condo towers, each with its own guide on this site:

99 Hudson, the 79 story tower of 781 homes completed in 2020, the tallest residential building in New Jersey, with the deepest amenity program on the waterfront and its own PILOT schedule to confirm; I have closed five homes there. 77 Hudson, the 2009 glass tower of 420 homes on the Paulus Hook block, with an amenity level that still competes and a 20 year abatement ending around 2029; I have closed two homes there, including a $2,550,000 combined residence in 2024. Crystal Point at 2 Second Street, the 2010 tower of 269 homes standing alone at the water’s edge with a 30 year abatement. Behind the towers, the blocks between Exchange Place and Paulus Hook hold a handful of smaller condo buildings, including Washington Commons at 311 Washington Street and 253 Washington Street, where I have also sold.

What homes cost

As of August 2026, from my own closings and the current market: studios in the towers run from about $600,000 to $700,000; one bedrooms from about $700,000 to $1 million; two bedrooms from about $1 million to $1.6 million depending on floor and exposure; three bedrooms and the upper floor view homes from about $1.6 million to more than $3 million, with the 99 Hudson penthouses above that. My own tower closings run from $834,000 for a 43rd floor home at 99 Hudson in 2022 to $2,550,000 at 77 Hudson in 2024. Two bedrooms in the smaller buildings on Washington Street run from about $650,000 to $900,000.

The abatement question

Exchange Place is where the abatement conversation matters most, because the three towers are on three different schedules: 99 Hudson’s PILOT agreement has its own term and schedule that I confirm with the assessor for every unit, 77 Hudson’s 20 year abatement ends around 2029, and Crystal Point’s 30 year abatement runs to about 2040 with a stepped schedule. Two similar homes can show tax lines hundreds of dollars a month apart, and the right comparison is the true monthly number for the years you expect to own. The commute

The Exchange Place PATH reaches the World Trade Center in about four minutes; the 33rd Street line is a transfer at Grove Street or a walk to Newport. The Paulus Hook ferry reaches Brookfield Place in about five minutes, with routes to Pier 11 and Midtown, and the Harborside ferry adds Midtown service. The Hudson-Bergen Light Rail at Exchange Place connects to Hoboken, Newport, and the rest of the Gold Coast. Drivers reach the Holland Tunnel in a few minutes by Christopher Columbus Drive.

Parks, schools, and daily life

The waterfront walkway runs the full length of the neighborhood from Harborside to the Morris Canal, and the plaza at the PATH station is the neighborhood’s front door. Paulus Hook Park is a few blocks south; Liberty State Park is across the canal. Restaurants cluster at Harborside and along the Paulus Hook blocks of Washington and Grand Streets. Groceries are a short walk to the Newport and Exchange Place stores. School zoning is confirmed address by address; PS 16 has served the Paulus Hook blocks, and the city redraws zones periodically.

Parking

All three towers have garages, with spaces that convey with some homes and license or sell to others; the smaller buildings on Washington Street vary, and street parking is by permit and scarce. On a tower listing I confirm the parking before anything else after the tax line.
