Exchange Place, Jersey City: A Neighborhood Guide

Exchange Place combines waterfront towers, office buildings, transit, and the Hudson River promenade. Nearby Paulus Hook adds historic residential streets and lower-rise condominiums. The setting is useful to consider for a Lower Manhattan commute, but the complete route from a particular home should guide your comparison.

Where Exchange Place is

Exchange Place centers on the waterfront plaza and PATH station at the eastern end of Montgomery Street. Harborside is to the north, and Paulus Hook’s residential streets extend to the south and west. The light rail stops near the plaza, and the Paulus Hook ferry terminal is farther south on the waterfront. A building’s exact location matters more than a broad neighborhood label when comparing your daily route.

What homes cost

My selected closings below include homes at 99 Hudson from $834,000 to $1,205,000 and a $2,550,000 sale at 77 Hudson. These transactions span different years and residences. When pricing a home today, I focus on the same building, comparable layouts and exposures, then adjust for condition, outdoor space, parking and ownership costs. A skyline photograph alone does not establish that two homes are comparable.

The abatement question

Compare taxes using the current bill and any applicable financial agreement for the exact unit. Include scheduled obligations in your ownership budget alongside dues, insurance, parking, and assessments. The commute

Exchange Place is one PATH stop from World Trade Center. For Midtown, compare PATH connections with the published NY Waterway routes from Paulus Hook, which include Brookfield Place, Pier 11 and Midtown. The Hudson-Bergen Light Rail connects Exchange Place with other waterfront neighborhoods. Check the schedule for your actual travel time and include the trip from the terminal to your destination; a train or ferry crossing time is only part of the commute.

Parks, schools, and daily life

The waterfront promenade and Exchange Place plaza are central to daily life here. Harborside and the nearby Paulus Hook streets offer restaurants, while Morris Canal Park is farther south. Compare the walk to groceries, parks and transit from the particular building. Confirm school assignments and enrollment requirements directly with Jersey City Public Schools for the exact address.

Parking

Parking arrangements vary by building and residence. Confirm whether an advertised space is deeded, assigned, licensed or rented, whether it transfers with the sale, and its recurring cost. Also check vehicle-size limits, valet arrangements and access hours. A garage in the building does not mean a space is included with every home.
