How to read these reports

How current is this market data?

Each report is generated by Altos Research from active listing data and refreshes weekly, so the medians, inventory, and Market Action Index reflect the market as of this week, not last quarter. Closed sale records lag the market; list side data leads it.

What is the Market Action Index?

It is Altos Research’s supply and demand gauge, comparing the rate of sales against current inventory. Readings above 30 point to a seller’s market and below 30 to a buyer’s market, and the trend over several weeks matters more than any single reading.

Why do these numbers differ from what my home is worth?

Zip level medians describe whatever happens to be listed that week, so a Hoboken median can swing by millions depending on whether brownstones or condos dominate the inventory; that is why each report separates Houses, Condos, and Co-Ops. Pricing a specific home starts from its building’s and block’s own closed sales, and that analysis is the part I do personally.
