Where downtown is
Downtown runs from Observer Highway and the Terminal north to about 7th Street, and from the river west to Clinton Street, where the west side and the southwest begin. Washington Street is the spine; Hudson, Bloomfield, Garden, Park, and Willow are the brownstone blocks; the W Hoboken stands on the waterfront at 225 River Street; Pier A Park, Pier C Park, and Sinatra Park run the waterfront; Church Square Park at 4th and Willow and Stevens Park at 4th and Hudson are the neighborhood squares; and Stevens Institute’s campus rises along the ridge at the northeast corner.
The buildings and the housing
Downtown choices include The Residences at W Hoboken at 225 River Street, whole brownstones, condominiums within older houses, walk-ups, smaller elevator buildings and boutique condos. Homes above Washington Street storefronts create another set of considerations. Compare legal ownership, stairs or elevator access, room arrangement, storage and activity around the actual home rather than treating Downtown as one housing type.
What homes cost
My Downtown sales include 100 Clinton Street, unit 3A, at $490,000 in 2023; 82 Clinton Street, unit 5E, at $1,200,000 in 2026; and 336 Park Avenue, unit 2, at $2,185,000 in 2023. I also sold the whole property at 621 Park Avenue for $1,799,999 in 2023. These examples span different property types and years. A current comparison should separate individual condos from whole buildings and account for condition, layout, light, outdoor space, parking and the full monthly cost.
The commute
Hoboken Terminal brings together PATH, NJ Transit rail, light rail and ferry connections. The walk to the terminal varies across Downtown, so check the exact route from a home rather than assuming every address is within ten minutes. For Manhattan, compare PATH service with the current ferry routes from Hoboken Terminal and 126 bus service toward Port Authority. Include service frequency and the final walk to your destination.
Parks, schools, and daily life
Pier A, Pier C and Sinatra Park provide waterfront open space and recreation, while Church Square Park and Stevens Park serve the surrounding residential blocks. Washington Street offers shops, restaurants and nightlife. Visit the actual home at different times to evaluate noise, deliveries and street activity; a side-street address alone does not establish a quiet interior. Confirm school enrollment procedures and any address or application requirements directly with the district or individual school.
Parking
Downtown parking options include municipal and private garages, spaces attached to some homes and street parking subject to local rules. Confirm availability and recurring cost for a garage, and verify the legal rights for any space or driveway advertised with a property. An included space can be useful, but its value depends on the home and the alternatives nearby.

Walk the route to Hoboken Terminal at your usual travel time, then revisit the home when you expect to be there.
