Berry Lane Park and routes toward Liberty State Park are part of the local setting. Compare the specific block, home, and daily travel needs when deciding how the neighborhood fits your plans.

Where Bergen-Lafayette is

The neighborhood runs from Grand Street and the Downtown edge on the north to the Greenville line around Bayview Avenue on the south, and from Liberty State Park and the light rail on the east to Bergen Avenue and the Bergen Hill blocks on the west, with Communipaw Avenue as its main street and the Morris Canal’s old route marked by the greenway. Lafayette Park is at the center of the historic blocks; Berry Lane Park is on the eastern side by the Garfield Avenue light rail stop; the Liberty State Park light rail station and the Jersey Avenue station serve the northern blocks.

The housing

Bergen-Lafayette includes historic brick and brownstone rowhouses, multi-family houses, condominium conversions and newer developments. The Lafayette Street and Pine Street blocks offer a different setting from the larger developments near light rail stations. Confirm whether a building is a condominium or rental community when browsing. For a purchase, compare ownership responsibilities, layout, outdoor space and building services at the individual property.

What homes cost

My sales include 177 Pine Street, unit 1, at $965,000 in 2024. In nearby Greenville, I closed 41 Pearsall Avenue at $575,000 in 2026. These are examples from different neighborhoods and property types, not a current price range for Bergen-Lafayette. For a home you are considering, I compare recent sales with similar ownership, condition and layout, then account for outdoor space, parking and access to transit.

The commute

The Liberty State Park, Garfield Avenue and Jersey Avenue light rail stations serve different parts of the surrounding area. Compare the walk to the appropriate station and current service toward Exchange Place or Hoboken, including any transfer. PATH and ferry connections add options for Manhattan travel. For northern addresses, also compare the route to Grove Street PATH. A useful commute estimate includes walking, waiting and the final leg to your destination.

Parks, schools, and daily life

Berry Lane Park covers 17.5 acres and offers fields, courts, a playground, a skate park and seasonal water play. Lafayette Park is a separate neighborhood park; the Lafayette municipal pool is at 303 Van Horne Street, not inside Lafayette Park. Liberty State Park and Liberty Science Center are additional destinations nearby. Communipaw Avenue is a local shopping and dining corridor. Confirm recreation schedules and school enrollment requirements with the relevant operator or district.

Parking

Parking is specific to the property. Review the legal rights and transfer terms for any advertised space, along with size limits, access and recurring cost. For street parking, check the local rules and visit the block during the hours you expect to use it. Do not assume a new condo includes parking or that a rowhouse has a legal driveway.
