How is the NJ transfer fee calculated?
New Jersey’s realty transfer fee is a graduated, seller-paid fee based on the sale price, with higher brackets for homes over $350,000. This calculator applies the standard schedule; senior, disabled, and low-income sellers may qualify for reduced rates, which your attorney confirms.

What is the supplemental seller fee?
Since July 2025, sellers also pay a tiered fee on homes over $1 million: 1% above $1 million through $2 million, stepping to 3.5% above $3.5 million, applied to the entire price. Near a tier line, pricing strategy can be worth tens of thousands.

How this calculator works

The net sheet starts with your sale price and subtracts everything New Jersey and the transaction put on the seller. The realty transfer fee is computed on the state’s graduated schedule, which for sales above $350,000 charges a rising rate per $500 of price across five brackets; on a $1 million sale it works out to about $9,575, on $1.5 million about $15,625, and on $3 million about $33,775. The supplemental fee, the mansion tax, applies to sales of more than $1 million and, under the law that took effect July 10, 2025, is paid by the seller on a graduated scale: 1 percent above $1 million through $2 million, 2 percent above $2 million to $2.5 million, 2.5 percent above $2.5 million to $3 million, 3 percent above $3 million to $3.5 million, and 3.5 percent above $3.5 million, applied to the full price. The commission is the percentage you enter, applied to the price. The attorney fee, the association’s resale certificate and any move out or transfer fees, and a title or recording line are entered as dollar amounts. The mortgage payoff is entered as a dollar amount. Tax and dues adjustments to the closing date are entered as dollar amounts, with a credit or debit depending on whether you have prepaid. The net is the price less all of the above.
