Journal Square Real Estate: Condos, Houses and PATH Access

Jersey City · Neighborhood Guide

Find your home in Journal Square

Journal Square real estate includes condominiums, loft conversions, co-ops and whole houses in and around the PATH hub. Prominent rental towers do not represent the homes available to purchase. Start with your ownership type and budget, then compare the actual walk to the station, condition, parking and recurring costs. Sellers should use comparable properties with the same ownership structure and a similar location.

Journal Square brings together a major transit hub, established residential streets, newer towers, and smaller condo and multi-family buildings. The area around the station differs from the streets farther away, so compare the specific home, surroundings, and route to transit. This guide introduces the local housing options and ownership considerations.

Where Journal Square is

Journal Square centers on the PATH and bus transportation center near Kennedy Boulevard and Pavonia Avenue. India Square extends along Newark Avenue, Marion lies to the west, and the Hilltop streets lead east toward Downtown. McGinley Square is to the south, while the Heights is to the north. The blocks close to the station have a different setting from the surrounding residential streets, so visit the specific address and walk its route to transit.

The buildings and the housing

Canco Lofts, at 50 Dey Street in Marion, is a converted American Can Company factory with distinctive loft layouts. Other options include condominiums in older elevator buildings, smaller conversions and newer construction. The Beacon, south of Journal Square, includes both condominium and rental buildings. Co-ops, whole multi-family houses and individual condos involve different ownership and financing questions; compare them separately. Prominent towers such as Journal Squared and One Journal Square are rental developments.

What homes cost

Use the monthly ownership-cost calculator to compare financing, taxes, dues, insurance and parking for specific homes. If your shortlist includes both ownership types, review how buying a condo differs from buying a co-op before comparing asking prices alone.

My selected sales in and around Journal Square include $330,000 at 2600 Kennedy Boulevard, unit 5D, in 2026; $320,000 at 340 Fairmount Avenue, unit 408, in 2025; and $1,100,000 at 20 Corbin Avenue, unit 1, in 2024. The $650,000 sale at 54 Magnolia Avenue in 2022 was a single condominium identified as unit 1-4, not the sale of a four-unit building. These examples span different buildings and years. For a current search, compare the ownership type, condition, distance to PATH and full monthly cost.

The commute

Journal Square is served by the Newark to World Trade Center and Journal Square to 33rd Street PATH routes. It is an intermediate stop on the Newark route and a terminal for the 33rd Street route. The transportation center also provides NJ Transit bus connections. Check the current PATH schedule and include the walk, waiting time and any connections in your commute comparison. For a building shuttle, confirm its current stops and operating hours.

Parks, schools, and daily life

India Square on Newark Avenue is known for its restaurants and shops, while Mana Contemporary adds an arts destination in the surrounding area. The historic Loew’s Jersey Theatre stands beside the square. Lincoln Park is farther southwest, and Pershing Field is north in the Heights. Saint Peter’s University is south along Kennedy Boulevard. For school enrollment, confirm the exact address assignment and application requirements directly with the district or school.

Parking

Parking varies by block and property. A house may have a driveway or garage, and some condominium buildings offer spaces, but neither should be assumed. Check the space’s legal status, dimensions, access and transfer terms. If you expect to use street parking, review the applicable permit and street-cleaning rules and visit at the time you would normally return home.
