Midtown Hoboken
Midtown Hoboken, from 7th to 11th Street: the brownstone blocks of Garden, Park, Willow and Bloomfield, Wonder Lofts at 720 Clinton, Columbus Park, what homes cost in 2026, the light rail and bus commute, schools, parking, and the 19 sales I have closed there.
Midtown is the Hoboken that families settle into: the quiet brownstone blocks between 7th and 11th Street, a park with a playground every few blocks, Wonder Lofts and the new construction on the west side, the high school and the middle school, and a walk of ten to fifteen minutes in either direction to the Terminal or the ferry. It has neither the foot traffic of downtown nor the tower prices of uptown, and the whole house buyers who want a Garden Street or Park Avenue brownstone with a yard look here first. I have closed 19 sales in these blocks since 2020, two of them the same home twice, and this page is the neighborhood as I explain it on the first walk.
Where midtown is
Midtown runs from 7th Street north to 11th Street, and from the river west to the Palisades. Hudson, Washington, Bloomfield, Garden, Park, and Willow are the east side blocks, with Stevens Institute’s campus along the ridge above Castle Point; Clinton, Grand, Adams, Jefferson, Madison, Monroe, and Jackson are the west side, with the 9th Street light rail station, the west side supermarkets, and the newer construction. Columbus Park at 9th and Clinton, Elysian Park at 10th and Hudson, and Legion Park by the light rail are the green spaces.
The buildings and the housing
Wonder Lofts at 720 Clinton Street, the Wonder Bread factory conversion, has its own guide on this site and is midtown’s landmark building; I have closed three homes there, including unit 502 at $2,400,000 in 2022, plus one at 731 Clinton across the street. The rest of midtown is brownstone and rowhouse condos, whole brownstones on the east side blocks, mid century and 1980s walk ups on Willow and Park, and the new construction condo buildings on the west side, typically four to twenty homes with parking and roof decks. There are no doorman towers between 7th and 11th, which is part of the appeal.
What homes cost
As of August 2026, from my own closings and the current market: one bedrooms in the walk ups and brownstone conversions run from about $480,000 to $700,000, which is where my sales at 917 Willow ($486,000), 933 Willow ($665,000), 815 Willow ($675,000), and 818 Willow ($752,000) sit; two bedrooms in brownstone condos and the smaller new buildings from about $750,000 to $1.3 million, where my sales at 728 Willow ($780,000) and 1022 Hudson ($935,000) sit; larger new construction and full floor brownstone condos from about $1.3 million to $2.4 million, where my sales at 728 Bloomfield ($1,350,000), 725 Jefferson ($1,430,000), 720 Clinton unit 205 ($1,680,000), 731 Clinton ($2,200,000), and 720 Clinton unit 502 ($2,400,000) sit; and whole brownstones from about $1.8 million to more than $3 million, where my sales at 1034 Clinton ($1,100,000, a smaller house) and 1017 Bloomfield ($2,080,000) sit.
The commute
Midtown is the compromise that works for two commuters: Hoboken Terminal and the PATH are a 12 to 18 minute walk from the 7th to 10th Street blocks, the 14th Street ferry is ten minutes from the upper blocks, the 126 bus runs down Washington Street to the Port Authority, and the Hudson-Bergen Light Rail at 9th Street reaches the Terminal in a few minutes and the Jersey City waterfront in ten. Drivers reach the Lincoln Tunnel by Willow and Park Avenues north and the Holland Tunnel by Observer Highway south.
Parks, schools, and daily life
Columbus Park has the playground and the fields, Elysian Park has the basketball courts, the playground, and the river view, and Legion Park and the 7th and Jackson resiliency park serve the west side. Washington Street from 7th to 11th has the neighborhood’s restaurants and coffee; the west side supermarkets are at 9th and Madison. Brandt Elementary at 9th and Garden and the Hoboken Middle and High School at 8th and Clinton serve the neighborhood, with Hoboken Charter and HoLa nearby; confirm current assignments for any address. Stevens Institute’s campus is the eastern edge.
Parking
The east side brownstone blocks depend on street permits, and a curb cut or a deeded space in a small building carries a real premium; Wonder Lofts and the west side new construction include garage spaces with most homes, which is one reason the west side has drawn family buyers. The 9th Street light rail garage and the municipal garages on the west side take the overflow.

Two of these are the same home sold twice: unit 205 at Wonder Lofts moved from $1,200,000 in 2022 to $1,680,000 in 2026, and unit 2 at 725 Jefferson from $970,000 in 2022 to $1,430,000 in 2026, which is the clearest record of where midtown’s west side has gone in four years.
