How is the NJ transfer fee calculated?
New Jersey’s realty transfer fee is a graduated, seller-paid fee based on the sale price, with higher brackets for homes over $350,000. This calculator applies the standard schedule; senior, disabled, and low-income sellers may qualify for reduced rates, which your attorney confirms.

What is the supplemental seller fee?
Since July 2025, sellers also pay a tiered fee on homes over $1 million: 1% from $1 million to $2 million, stepping to 3.5% above $3.5 million, applied to the entire price. Near a tier line, pricing strategy can be worth tens of thousands.

Is this my exact number?
