Where the Heights is
The Heights occupies the ridge north of Journal Square and west of Hoboken, extending toward the Union City border. Palisade Avenue runs near the eastern cliff, Central Avenue is a major shopping corridor, and the Western Slope extends toward Tonnelle Avenue. Riverview-Fisk Park overlooks Hoboken, Pershing Field serves the central area, and Washington Park sits at the Union City line. The position of a home within the Heights affects both its outlook and transit choices.
The housing
Housing includes older single-family and multi-family houses, converted condominiums and newer small condo buildings. A newer condo and a restored house can offer very different layouts, upkeep and ownership costs. Check whether a yard or roof deck is private, shared or assigned for exclusive use, and how its maintenance is handled. Parking, elevator access and building services vary by property.
What homes cost
My sales include 34 Leonard Street, unit 1, at $1,055,000 in 2024 and unit 2 at $925,000 in 2025; 337 Palisade Avenue, unit 2, at $900,000 in 2024; and the single-family home at 295 Webster Avenue at $1,375,000 in 2025. These examples should not be used as one price range for every property type. I compare condos with similar condos and whole houses with comparable houses, accounting for condition, layout, outdoor space, parking and location within the Heights.
The commute
The best transit option depends on the address and your Manhattan destination. NJ Transit buses connect parts of the Heights with Port Authority, Hoboken and Journal Square. Near Congress Street, the elevator connects the cliff area with the 9th Street/Congress Street light rail station in Hoboken, subject to service availability. Compare the actual bus stop or elevator walk, current service and any PATH connection. Test the full trip at your usual commuting time before choosing between the Heights and the waterfront.
Parks, schools, and daily life
Riverview-Fisk Park offers skyline views, a playground and neighborhood gathering space. Pershing Field has an indoor pool with a retractable roof, a skating rink and athletic facilities. Washington Park adds recreation space at the Union City border, and Central Avenue is a major corridor for shops and restaurants. Check current recreation schedules and confirm school assignments or application requirements directly with the district or school.
Parking
Some homes have driveways or garages, and some condos offer parking, but the terms differ. Confirm whether a space is deeded, assigned or rented, whether it transfers, and whether its dimensions work for your vehicle. Review street-parking rules for the actual block and visit during the hours you would need a space. Budget for a second car separately if the property includes only one space.
