Compare relevant sales, not just a total

Request recent addresses, closing dates, property types and the agent’s role in each transaction. Separate sales from rentals and individual production from team totals. A ranking can provide context, but check its category, publication year and the production period it measures before comparing two agents.

For a condo, look for experience with your building or close alternatives. For a brownstone, ask about whole-house sales, legal use, renovation history and outdoor space. Several relevant transactions can tell you more than a large total from a different market.

Ask a seller’s agent to explain the price

A useful pricing presentation identifies the closest sold comparables, explains the adjustments and shows the active listings competing for the same buyer. Ask what evidence would change the recommendation. A high suggested asking price is not a result.

Request a sample marketing plan with responsibilities and timing: preparation, photography, floor plans, listing copy, showing access and feedback. Agree on when you will review buyer response and how a change in strategy will be considered.

Ask a buyer’s agent how they evaluate a home

Bring a listing and ask the agent to walk through layout, condition, comparable sales and total ownership cost. For a condo, discuss how association information and lender review fit into the purchase. The conversation should help you identify both the attraction of the home and the questions that could change your offer.

Know who will do the work

  • Who will attend showings and handle negotiations?
  • Who coordinates documents, appointments and deadlines?
  • How will you receive updates, and who covers an absence?
  • What services, compensation and term appear in the proposed agreement?

Both individual agents and teams can provide strong service. What matters is that the responsibilities are clear before you commit.

Read reviews for relevant experience

Look for descriptions of communication, pricing advice, problem resolution and follow-through on transactions like yours. Read recent reviews as well as older ones. Use the written accounts alongside transaction evidence rather than treating a star rating as a complete evaluation.
