What tax number should I enter?
Use the actual current tax bill or PILOT payment for the specific unit, never a listing estimate. In Jersey City, ask whether the building carries an abatement, how many years remain, and what the step-ups are.
What does this leave out?

How this calculator works
The monthly total adds principal and interest, property taxes or PILOT, HOA dues, insurance and the monthly PMI amount you enter. Principal and interest use the purchase price less the down payment, the entered annual interest rate and the loan term. Annual taxes and insurance are divided by twelve. Enter actual unit-specific taxes or PILOT and a lender-provided PMI estimate; this calculator does not automatically estimate either from the purchase price. It has no separate flood-insurance field. Add any separate flood policy, utilities, parking and maintenance reserves to your budget. The down-payment figure excludes closing costs, prepaid items and lender reserve requirements.
