Newport, Jersey City: the master planned waterfront with its own PATH station, mall, marina and parks, the condo towers from 75 Park Lane to the Shore Club and Mandalay, what homes cost in 2026, the commute, schools, parking, and the 25 homes I have closed there.

Newport is the part of Jersey City that was built all at once and on purpose: LeFrak’s master planned district on the old rail yards north of Exchange Place, with its own PATH station, its own shopping mall and supermarkets, a marina, a waterfront park, office towers, and a row of residential towers along the river that look straight at Midtown. It is the easiest neighborhood in Hudson County to live in without a car and the one where I have done the most business: 25 closings across 75 Park Lane, the Shore Club towers, Shore House, and the James Monroe, which is enough to know what every line in every building is worth. This page is the neighborhood as I explain it to buyers on the first call.

Where Newport is

Newport runs along the Hudson from the Harborside office towers and Crystal Point on the south to the Hoboken border at 18th Street on the north, and from the river west to Marin Boulevard and the Turnpike approaches. The residential towers stand on the water along River Drive, Shore Lane, Park Lane, and Second Street; the mall and the supermarkets are at the center around Town Square Place and Washington Boulevard; the PATH station is at the mall; and Newport Green, the park with the beach volleyball courts and the playground, is on the water at the north end.

The buildings

75 Park Lane, the 2020 tower of 358 homes with a full amenity floor, where I have closed 18 homes. The Shore Club, North Tower at 1 Shore Lane and South Tower at 20 Newport Parkway, LeFrak’s 2008 pair with about 500 homes between them. Mandalay on the Hudson at 20 Second Street, the 2000 tower with a deeded parking space per home and the largest outdoor pool in the city. Portofino at 1 Second Street on the marina, the 2000 tower with larger layouts. Crystal Point at 2 Second Street on the neighborhood’s southern edge, the 2010 glass tower with a 30 year abatement. Shore House at 2 Shore Lane, the 2020 boutique building beside 75 Park Lane. The James Monroe at 45 River Drive South, the neighborhood’s original 1980s condo tower. Most of the rest of Newport’s residential towers are LeFrak rentals, which matters for buyers: the condo supply is a fixed set of buildings, and the rental towers set the tenant market for investors.

What homes cost

As of August 2026, from my own closings and the current market: one bedrooms in the older towers (Mandalay, Portofino, the Shore Club) run from the high $500,000s to the high $700,000s; two bedrooms from about $900,000 to $1.4 million depending on building, floor, and exposure; two bedrooms at 75 Park Lane from about $1.3 million to $1.6 million and three bedrooms and penthouses above $2 million. My own 75 Park Lane closings run from $774,000 for a lower floor one bedroom in 2021 to $2,100,000 for a 35th floor home in 2025. The east facing skyline lines carry a premium in every building, and the difference between an abated tower and a full tax tower shows up in the monthly number more than the price.

The commute

The Newport PATH station is inside the neighborhood and runs the 33rd Street line (Midtown in about 15 minutes) with the World Trade Center line a short transfer or a walk to Exchange Place. NY Waterway ferries leave from Newport and Harborside for Midtown and Brookfield Place. The Hudson-Bergen Light Rail stops at Newport for Hoboken and the Gold Coast. Drivers reach the Holland Tunnel in a few minutes by Marin Boulevard, and the Turnpike and Routes 1 and 9 are at the neighborhood’s edge, which makes Newport the easiest waterfront neighborhood for anyone who drives to New Jersey offices.

Parks, schools, and daily life

Newport Green is the park, with the playground, the volleyball courts, and the waterfront walkway that runs south to Exchange Place and north to Hoboken. The marina is the view from Portofino and Mandalay. Newport Centre mall, two full supermarkets, a Target, and the Newport Swim and Fitness club are all inside the neighborhood, which is why residents describe it as self contained. School zoning is confirmed address by address; the neighborhood has been served by PS 16 and by newer downtown schools as the city redraws zones, and I check the current assignment for any buyer who needs it.

Parking

Newport is the one waterfront neighborhood where parking is usually solved: Mandalay and Portofino include a deeded space with every home, the Shore Club and 75 Park Lane have garages with spaces that convey or license, and the rental towers and the mall have garages for guests. Street parking is limited and by permit on the neighborhood’s western edge.
