The area between roughly 7th and 11th Streets offers different routes toward downtown, uptown, and the west-side light rail. Where midtown is
This guide focuses on the blocks around 7th through 11th Streets, from the waterfront toward Hoboken’s western edge. Washington Street and the nearby Hudson, Bloomfield and Garden Street blocks differ from the streets farther west toward Clinton, Adams, Monroe and Jackson. Columbus Park is near 9th and Clinton, Elysian Park is near 10th and Hudson, and the 9th Street/Congress Street light rail station serves the west side.

The buildings and the housing
Wonder Lofts includes the former bakery at 720 Clinton Street and residences across the street at 731 Clinton. My record includes three transactions at 720 Clinton, including the same unit sold twice, plus one at 731 Clinton. Elsewhere, Midtown offers brownstone condominiums, whole houses, walk-ups and newer small buildings. Compare the actual layout, elevator access, outdoor-space rights and parking instead of assuming those features from the age or style of the building.
What homes cost
My selected Midtown sales include 917 Willow Avenue, unit 2S, at $486,000 in 2020; 1022 Hudson Street, unit 1, at $935,000 in 2021; and 720 Clinton Street, unit 502, at $2,399,000 in 2022. In 2026, I closed 720 Clinton Street, unit 205, at $1,675,000 and 725 Jefferson Street, unit 2, at $1,425,000. These examples span different dates, layouts and building types. For current pricing, I identify the closest comparable sales and account for condition, light, outdoor space, access and parking.
The commute
Midtown offers several routes to compare: walking or connecting to Hoboken Terminal, taking the 126 bus toward Port Authority, or using the 9th Street/Congress Street light rail station on the west side. Northern addresses may also work for the 14th Street ferry. The best choice depends on the exact block, destination and service at your travel time. Include walking, waiting and any transfers when comparing homes.
Parks, schools, and daily life
Columbus Park and Elysian Park provide playgrounds and recreation space, while 7th and Jackson Resiliency Park serves the western side. Washington Street offers shops, restaurants and everyday services, with additional businesses farther west. Compare the walks you would regularly make from the home. For schools, confirm grade levels, enrollment procedures and any address or application requirements directly with Hoboken’s district or the individual charter school.
Parking
Parking varies by building and home. Some residences include a garage space; others use separately rented parking or street permits. Confirm the actual space, ownership or license terms, transfer rights, vehicle-size limits and recurring cost. If two cars are part of your plan, establish a separate option for the second vehicle before treating a property as a fit.
