Wonder Lofts is a category of one in Hoboken. There are other conversions and there are other new buildings with rooftop pools, but there is only one place where a 1912 bread factory’s brick arches, timber, and water tower were kept and 83 lofts with deeded parking and a rooftop infinity pool were built inside them. I sold one of the first homes here at launch in 2022, sold another at launch the same year, and resold the second in 2026 for 40 percent more. That resale is the best evidence I have that the building’s premium is real.

What Wonder Lofts is like to live in

The homes are the reason people buy here: exposed brick and original timber beams, oversized factory windows, wide plank floors, open kitchens, and spa style baths, in layouts that were designed as condos rather than squeezed into an old floor plate. The amenity level is the other reason. The rooftop pool has a view of the whole skyline, the residents’ lounge is a real living room with a fireplace, and there is a place for kids, a place to work, and a place to wash the dog. Every home comes with a garage space, which in Hoboken is a sentence that needs no explanation.

The neighborhood is uptown west: Clinton Street between 7th and 8th, a block from the light rail, four blocks from Washington Street, with Church Square Park and the west side’s parks in walking distance. It is quieter than the waterfront and a few minutes farther from the ferry, and the price per square foot reflects both.

What sets the price inside the building

The factory building versus 731 Clinton. The original factory holds the tallest ceilings, the biggest windows, and the character buyers pay the premium for; the new building across the street offers the same amenities and parking at a lower entry. Floor and exposure. Upper floors with south or east light are the scarce product; the penthouses with private outdoor space are their own market. Size. The four bedroom and five bedroom homes are rare in Hoboken outside of whole brownstones, and they draw buyers who would otherwise be shopping for a house.

Launch pricing ran from about $1.9 million to $3.5 million for the three and four bedrooms; the resale of unit 205 at $1,675,000 in 2026 is the cleanest resale in the building’s short history and it was priced from the building’s own closed sales, which is how I price every home here.

What buyers should know

Compare Wonder Lofts to Hudson Tea and Harborside Lofts, not to generic new construction: loft buyers cross shop these three, and Wonder Lofts wins on parking and amenities while Hudson Tea wins on waterfront location. Read the association’s budget and the developer’s reserve funding; a 2022 building is still young, but a rooftop pool and an old industrial shell are the two items that drive future assessments. Confirm the garage space is deeded to the unit. And model the true monthly number: on a $2 million home, taxes and dues together can run $3,000 to $4,000 per month before the mortgage.

What sellers should know

You are selling scarcity. There are 83 of these and the buyer who wants one has usually already toured Hudson Tea. Lead with the architecture and the rooftop, price from the building’s own closed sales (the launch prices are the floor, the 2026 resale is the signal), and document any owner upgrades. The buyer pool is small and specific, so exposure matters: full market launch in the first weekend, professional video, and the NYC buyer channels, because a meaningful share of the building’s residents came from Manhattan and Brooklyn.
