The right order depends on when you need your sale proceeds, what your lender will approve and how much overlap you can comfortably carry. Start with those three answers before committing to the next property. A successful move needs a plan for a delayed sale as well as an on-time closing.

Three workable approaches

Separate equity from available cash

Equity in your current home is not necessarily cash you can use for a deposit tomorrow. Make a calendar of the next purchase’s deposit, inspections, closing funds and moving expenses. Beside each, identify the source of funds and when it becomes available.

Ask your lender to evaluate the existing mortgage, proposed loan and any temporary financing together. Bridge financing can provide access to equity before a sale, but terms, costs and qualification vary. Request a written comparison and an exit plan rather than assuming approval. Stress-test the sale

Model at least three outcomes: your expected sale, a lower net price and a later closing. Include the mortgage, taxes, insurance, dues, utilities, moving costs and any temporary financing during the overlap. If the plan only works with the highest sale price and no delay, change the sequence before you are bound to both transactions. An accepted offer on your current home does not guarantee that its proceeds will arrive on the scheduled day.

Have the contract solve the timing problem

Discuss any sale contingency, closing-date coordination or post-closing occupancy proposal with your attorney and lender before relying on it. The other party must agree, and insurance, possession and financing requirements still need to fit. Do not assume you can stay after closing simply because your next home is delayed.

  • Cash available without selling.
  • Expected proceeds after transaction costs.
  • The lender-reviewed purchase budget.
  • The monthly overlap you can sustain and for how long.

Can I buy another home before selling my condo?

Possibly, if your financing and available cash support the purchase and any overlap. Have your lender evaluate both homes and keep a reserve for delays.

They may be coordinated, but one delay can affect the other. Your attorney, lender and closing team should establish funding and possession arrangements and a backup plan.
