Current dues, assessments and the property’s condition also affect the buying decision. Compare appropriate sales in the building first, then expand to other buildings when the available evidence requires it.

For a brownstone or other house, compare ownership type, width, floor arrangement, condition, outdoor access and legal use. A renovated single-family home and a building with occupied rental units need different analyses. Nearby geography alone does not make them direct comparables.
