Before touring a Hoboken or Jersey City home with a pet in mind, obtain the building’s written policy. A listing marked “pets allowed” may leave out restrictions, fees or an approval process that changes whether the home works for you.
Send one complete request
Give the agent the number and type of pets, each dog’s approximate weight and breed or mix, and whether you are buying or renting. Ask for the current policy, its effective date and any registration requirements. Request clarification in writing when a rule is ambiguous.
| Question | What to obtain |
|---|---|
| Which animals are permitted? | Species, number, size and any breed restrictions in the applicable rules. |
| What does ownership cost? | Registration fees and any recurring charges; for a rental, any lease-specific pet charges. |
| How does approval work? | Application steps, required records and the person authorized to confirm approval. |
| How are shared spaces used? | Elevator, entrance, leash, relief-area and amenity rules. |
| Which documents govern? | Association rules for a condo; both building requirements and the proposed lease for a rental. |
A dog run is useful, but it is not an approval
The 77 Hudson building website, for example, lists a dog run and dog grooming room. Those amenities help you evaluate daily convenience, but they do not establish permission for a particular animal. Request the current policy for the unit you are considering.
Test the daily routine
Walk from the home to an appropriate outdoor area. Consider the elevator trip, stairs, late-night access, storage for supplies and where you can clean up after a wet walk. In a small brownstone association, ask how shared outdoor space is allocated and used.
Assistance-animal accommodation requests should be addressed separately from ordinary pet screening with the housing provider and, where needed, a qualified adviser.
Send me the listing and your pet requirements before we schedule a tour. We can request the relevant policy early and avoid spending time on an unsuitable home.
