The agreement New Jersey requires

New Jersey’s 2024 brokerage law requires a written brokerage services agreement in residential transactions, before or as soon as reasonably practical after services begin. We request the building file as early as possible. Availability varies, and unresolved items need appropriate contract protections and review deadlines. For a tower: the budget and the reserve study, the last two years of minutes, the master insurance, litigation and assessments, the rental ratio, the parking policy, the abatement schedule where one exists, and the closed sales by line and floor for the last two years. For a brownstone condo: the same documents at a smaller scale, plus the structure, the roof and facade history, and the flood designation. For new construction: the offering plan, the sponsor’s budget, the warranties, and the first year tax assessment.
