Where to begin in the Powerhouse Arts District
The Powerhouse Arts District is part of Downtown Jersey City. Our existing guides cover homes along Bay, Provost, First and Second streets. Use those addresses to build a walking route rather than assuming every home described as “Downtown” has the same surroundings or trip to transit.

A neighborhood label in an advertisement does not establish a parcel’s zoning or what can be built nearby. Ask about the specific site when future construction, light or views would affect your decision.
Searching 151 Bay Street? The development keeps that marketing name, while Toll Brothers lists its building address as 155 Bay Street. Check both the development name and the unit’s actual address when comparing listings.
Build a shortlist around the way you want to live
Start with these building guides, then compare actual homes available when you are ready to buy:
- 10 Provost and 151 Bay Street: compare the specific layouts, outlooks, recurring charges and parking arrangements at these Provost Square addresses.
- The Oakman: add its First Street location to your tour and compare the home and building documents with your Provost Square options.
- Waldo Lofts and Cooke Lofts: include these guides when ceiling height, open living space or a loft layout is part of your search. Inspect the actual home for bedroom separation, storage and usable wall space.

Loft space or a more conventional condo layout?
A large open room can feel very different from a similarly sized home with enclosed rooms. On a tour, place your desk, dining table and bedroom furniture in the floor plan. Check where natural light reaches, whether work calls compete with the living area, and how much storage is inside the home.
For a condominium with shared amenities, decide which services you will actually use. Confirm access, operating rules and any separate charges with the association. A feature in a building brochure does not establish the rights included with an individual resale.
Compare the full cost of ownership
For each finalist, collect the current tax bill, association charges, parking terms and any known assessments. Review the association’s financial information and planned work with your attorney and lender. Compare cash needed at closing as well as the ongoing monthly budget.

Test the commute and the block
Use Grove Street PATH as a route to evaluate from each address, and check the official PATH schedules and maps for your destination and travel day. Include the building exit, station entrance, waiting and onward connection. A single advertised train time leaves out much of the trip.
Visit the block during your usual departure time and again in the evening. Listen inside the home with windows open and closed; check deliveries, garage access and nearby construction. These details often make the choice between two otherwise similar condos clearer.
Compare the floor plan before the finishes
Bring a furniture plan to a Cooke Lofts or Waldo Lofts tour and compare it with the layouts available at 10 Provost, 151 Bay and the Oakman. Measure usable bedroom separation, desk space and storage. Check whether a room advertised as flexible space has the privacy and light you need; the building name alone does not answer that.
For two homes with similar asking prices, request the current dues, taxes, parking terms and known assessments side by side. Compare elevator access and the walk to Grove Street PATH from each entrance. An attractive lobby or shared amenity should support the way you will use the home.
Selling a Powerhouse condo or loft
Position the property around its specific layout, condition, outlook and included rights. Organize the association information early so buyers can compare the home confidently. Request a Jersey City pricing review based on the property and relevant completed sales.
