If you are moving from Manhattan with a $1.5 million purchase budget, decide what the move needs to improve: interior space, outdoor access, parking, monthly cost or the type of building. That answer is more useful than a citywide claim about how much farther your money goes.
Build three searches within the same budget

Compare monthly costs on the same basis
For each candidate, collect taxes, association charges, insurance, parking and financing estimates. If comparing a Manhattan co-op with a Hoboken condo, identify what the co-op maintenance includes before comparing it with condo dues alone. Keep closing expenses and planned repairs separate from recurring costs.

Put your actual furniture on the floor plan
Measure the bedroom arrangement, dining area, work space and storage. A larger advertised size does not necessarily provide the room you are missing. Confirm any outdoor or parking rights and inspect the spaces themselves.
