What 1400 Hudson is like to live in

Toll built 1400 Hudson in red brick with corner balconies and bay windows, a nod to the factory blocks around it, and the lobby’s feature wall is a set of metal mullions that echo the old Lipton plant windows across the way. Inside, the homes are what NYC transplants keep telling me they cannot find at this price in Manhattan: oversized windows, nine foot plus ceilings, in unit washers and dryers, and layouts that were designed as condos rather than converted from something else. The rooftop pool and the two roof terraces face the skyline; the courtyard on the ground floor is quiet enough that courtyard facing homes have their own following.

The Hudson Tea area offers shops and services near the building, with Washington Street businesses and the 14th Street ferry nearby. Maxwell Place Park is south along the waterfront. For commuting, compare the complete route to your destination using the ferry, bus, or a connection to Hoboken Terminal, and confirm the current building shuttle schedule.

The lines and floors that set the price

Three things separate two otherwise identical homes here.

Exposure. Compare the outlook and natural light of each home in person. Waterfront-facing, street-facing, and courtyard-facing residences can offer different privacy, noise, and view conditions. Use relevant sales to evaluate any price difference.

Outlooks change by floor and orientation. View the home in person and compare nearby buildings and potential development when the view is a priority.

Layout and parking. Compare usable rooms, storage, balcony rights, and how the living space is arranged. Establish whether parking is deeded, assigned, or rented and whether the right transfers. A lower asking price may reflect differences in these features, so compare the complete package.

Documented sales at 1400 Hudson

These are my own closings in the building, also listed on my Track Record page. Two units appear twice because I sold them, then sold them again for the same or a new owner.

Unit Year Price Note
511 2022 $1,450,000 Sold, then resold in 2025
511 2025 $1,695,000 17 percent above the 2022 price
418 2024 $1,260,000 Sold, then resold in 2025
418 2025 $1,525,000 21 percent above the 2024 price
1009 2024 $1,480,000
728 2023 $1,290,000
903 2025 $875,000

The table includes repeat sales of two homes in different years. Those prices provide useful history, but they do not establish a future return or a premium for another residence.

Anthony also represented the sellers of two homes at 1425 Hudson Street: Penthouse 5 at $1,995,000 in 2024 and #10E at $1,830,000 in 2023. Those are separate residences in a neighboring building. Compare their full property details and closing dates before treating either as a comparable for a 1400 Hudson home.

What buyers should know

Start with sales that match the residence’s size, layout, outlook, condition, and parking rights. Review the association’s budget, reserve information, planned work, and any assessments. Build the monthly budget from the current unit tax bill, dues statement, insurance, and any separate parking charges; a building-wide estimate can miss substantial differences between homes. The Hoboken buyer representation guide explains who handles the property, legal and financing reviews and how the offer process works.

What sellers should know

Compare your home with active and recently sold alternatives inside 1400 Hudson and nearby buildings such as Hudson Tea, 1425 Hudson, and Maxwell Place. Present the actual outlook, light, layout, outdoor space, and parking clearly. Agree on a launch plan and review buyer feedback and competing inventory after listing. Use the Hoboken selling guide to plan preparation, timing and estimated proceeds.
