Pier House
Pier House is boutique waterfront living in Paulus Hook: low-rise scale, high-end finishes, and the water at your window, surrounded by brownstones and cafes.
Pier House is the low building on the best block of the Paulus Hook waterfront: five stories, 105 homes, an indoor pool and an outdoor pool, a garage, and a front door steps from the Paulus Hook ferry landing. It was built in 2003, which means it is past its abatement and the tax line on a listing is the real one, and it offers something the towers cannot: river views from a human scale building with terraces and a courtyard. I closed unit 125 here for $1,270,000 in 2026.

What Pier House is like to live in
Everything about the building is scaled to the water. The courtyard opens to the river walkway, the outdoor pool faces the harbor, and the ferry to Brookfield Place leaves from the pier next door, which makes Pier House the shortest door to desk commute on the Jersey City waterfront for anyone working in the Financial District. Five stories means terraces instead of balconies on many homes and neighbors you know. The residents are downtown finance professionals, owners who wanted the pools and the park, and long term owners who bought from the sponsor and stayed; the rental share is low. The trade offs are the age of the finishes in original homes and dues that carry two pools, staff, and a garage.
The lines that set the price
Water first: an east facing home with a terrace on the upper floors is the premium product, and a top floor river view home is the best in the building. Terrace second: outdoor space is what separates Pier House from the towers, and the size of the terrace moves the price. Layout third: the larger two bedrooms and the three bedrooms near 1,700 sq ft are scarce and draw buyers who would otherwise buy a brownstone. Renovation last: a 2003 kitchen and a renovated one are a real gap, and the buyers who pay the premium expect the work done.
Documented sales at Pier House
My own closing, public record and listed on my Track Record page:
| Unit | Year | Price |
|---|---|---|
| 125 | 2026 | $1,270,000 |
For context, 2026 listings in the building included unit 104 asking $1,250,000 and unit 414 asking $895,000; those are asking prices, not closed sales.
What buyers should know
Confirm the tax line and the parking inclusion, and read the association’s financials with attention to the pools, the roof, and the garage; a 2003 building with two pools has real replacement costs, and the good associations have funded them. Check the flood designation, because the building stands at the water’s edge; the homes above the ground floor carry only the building’s exposure, but the insurance and the reserve for the garage matter. Compare the true monthly number with 77 Hudson (abatement ending around 2029) and 99 Hudson (newer, on its own PILOT schedule); Pier House usually wins on space and outdoor room and loses on finishes unless the home has been renovated.
What sellers should know
Lead with the ferry, the terrace, and the pools. Your buyer is cross shopping the Paulus Hook brownstones and the glass towers, and Pier House sits between them: more outdoor space and a quieter building than the towers, more service and parking than the brownstones. Price from the building’s own closed history by side and floor, and show the true monthly number including the parking that the dues already cover.
