149 Essex Street is the Paulus Hook building that faces the other water. Most of the neighborhood looks east at Manhattan; Fulton’s Landing sits on the Morris Canal with Liberty State Park across the basin, the waterfront walkway at the door, and the Essex Street light rail stop on the corner. It is a six story, 105 home mid rise from 2005 with garage parking and real two bedroom layouts, and I have closed three homes here between 2020 and 2021, which is enough to know exactly which lines the market pays for.

What 149 Essex is like to live in

This is a neighborhood building rather than a tower. Six stories, wide hallways, a courtyard, an elevator, a garage, and a walkway along the canal where the neighborhood walks its dogs and the kayakers launch in summer. The canal side homes have water and park views without the tower price, and the whole building is a five minute walk from the ferry and a ten minute walk from Exchange Place. Residents are young families, downtown professionals, and NYC transplants who wanted a real two bedroom with parking in a walkable historic district; the rental share is low. The trade off is the amenity list, which is practical rather than resort scale, and the building’s age, which is now on its first replacement cycle for roofs and mechanical systems.

The lines that set the price

Water side first: the canal and park facing homes on the upper floors carry the premium, and a top floor two bedroom with the basin view is the best product in the building. Layout second: the larger two bedrooms with two full baths and the three bedrooms trade in their own band; the compact 930 sq ft two bedrooms are the entry point. Parking third: a deeded space is worth real money in Paulus Hook, where street parking is by permit and scarce. Renovation last: a 2005 kitchen and a renovated one are a meaningful gap in this building.

Documented sales at 149 Essex

My own closings, all public record and listed on my Track Record page:

Unit Year Price
6K 2021 $1,150,000
5H 2021 $745,000
6E 2020 $760,000

What the numbers say: unit 6K at $1,150,000 in 2021 was a top floor, larger layout on the water side; units 5H and 6E in the mid $700,000s were the compact two bedroom product. For context, a 936 sq ft two bedroom (unit 5C) closed at $930,000 in 2026, which shows how far the entry level has moved since my 2020 and 2021 sales.

What buyers should know

Confirm the tax status, because a 2005 building should be at or near full taxes by now and any listing that shows something lower needs an explanation. Confirm the parking on the deed. Read the reserve study and the assessment history; a 2005 mid rise with a garage and a courtyard has a predictable maintenance cycle and the good associations fund it. Check the flood designation for the garage and ground floor; Paulus Hook’s canal edge is low ground, and the homes above carry only the building’s exposure.

What sellers should know

Your buyer is comparing you to the Paulus Hook brownstone condos (no parking, no elevator, more character) and to the newer towers a few blocks north (more amenity, higher monthly). Price from your own line’s closed history, make the parking and the canal view the headline, and show the true monthly number with full taxes; in this neighborhood, a building with settled financials and no abatement cliff is a selling point once the buyer understands it.
