The Sky Club is the building I show to buyers who want a full amenity tower in Hoboken and do not want to pay waterfront prices for it. Two 17 story towers, an indoor pool, a gym with a skyline view, a 24 hour concierge, garage parking, and a shuttle to the PATH, at central Hoboken pricing that has run $100,000 to $300,000 below comparable homes on the water. I sold a two bedroom here in 2023 and the math has not changed much since: this is where value buyers end up.

What the Sky Club is like to live in

It is a proper tower: elevators, a staffed lobby, a pool you can use in January, and a gym you do not have to leave the building for. The east facing homes on the upper floors look over the rooftops of Hoboken to the Manhattan skyline, and the views from the 12th floor up are as good as anything on the west side of town. The west side location means you are closer to the light rail and the parks than to Washington Street, and it means the price per square foot is meaningfully lower than the waterfront’s.

The trade offs are honest. The building is twenty years old, so finishes vary from original to fully renovated, and the association is at the age where elevators, the pool, and the facade are on a replacement cycle. And flood risk is real on this side of town; the ground floor and garage are the exposure, the homes above are not, and the city’s Southwest resiliency work has changed the picture since Sandy.

What sets the price inside the building

Floor and exposure first. East facing homes above the tenth floor with skyline views trade at a premium to the same layout facing west or the courtyard. Renovation second. A renovated two bedroom with new kitchen and baths can trade $100,000 above an original finish home of the same size. Parking third. Homes with two or three deeded spaces are rare and draw families and car owners who cannot find that anywhere else in Hoboken. Layout last but not least: the building has an unusual number of floor plans, including a few combined homes near 3,900 sq ft, and efficient two bedrooms live larger than their square footage.

For context, in the summer of 2026 two bedroom homes were asking $785,000 (unit 9RS, 1,220 sq ft), $799,898 (unit 16PN, 1,141 sq ft), and $915,000 (unit 6H, 1,268 sq ft), and rentals ran from about $4,000 to $9,500 per month. Against a $1.2 million to $1.5 million price for a similar two bedroom at 1400 Hudson or Maxwell Place, that is the value argument in one line.

What buyers should know

Buy the view or buy the value, and know which one you are doing. Ask for the association’s reserve study, the last two years of financials, and any special assessment history; in a 2004 tower with a pool, that is where surprises live. Confirm how many parking spaces convey and whether they are deeded. Confirm the flood designation and the association’s coverage. And run the true monthly number: at recent tax and HOA levels a $850,000 two bedroom carries roughly $1,500 to $2,000 per month in taxes and dues before the mortgage, which is why a lender counts dues the way it does.

What sellers should know

Your buyer is comparing you to the waterfront and deciding whether the discount is worth it, so make the discount visible: price from the building’s own closed sales, show the view if you have one, and put the pool, the gym, and the parking in the first three photos. Renovated homes should document the work; original finish homes should be priced as such and marketed on layout and light. Well priced Sky Club homes move in the first two weeks because the buyer pool for a full amenity building under $900,000 in Hoboken is deep.
