The Upper Grand is the uptown grid’s case for staying west: three six story buildings from 2005 with 366 homes, garage parking, elevators, real layouts, and some of the lowest dues per square foot of any full amenity building in Hoboken. I have closed four homes here, one at 1100 Adams and three at 1200 and 1300 Grand, and every one of those buyers made the same trade: give up the waterfront view, keep the parking space and $200,000.

What the Upper Grand is like to live in

These are the buildings for people who want a real two bedroom with a parking space, an elevator, and a washer and dryer, and who would rather spend on the home than on a pool deck. The three buildings share the same design language (brick, courtyards, six stories, wide hallways) and the same practical appeal: quiet blocks, easy parking, and the west side’s parks and light rail. The uptown Washington Street strip is a ten minute walk east and the 14th Street ferry is not much farther.

What sets the price

Parking first: a home with a deeded space, or two, is the product buyers come here for, and the price reflects it. Layout and floor second: top floor homes with high ceilings and courtyard facing homes trade at the top of the band; the two bedrooms near 1,100 to 1,300 sq ft are the workhorse. Building third: the three buildings have separate associations and slightly different budgets, so compare the specific building’s dues and reserves. Renovation last: a 2005 kitchen versus a renovated one is a real gap.

What the numbers say: the 2022 two bedrooms in the low to mid $800,000s and the 2026 top floor home at $1,070,000 bracket the building’s range, and the movement over four years is the story of the west side. The community’s price band runs from about $760,000 to about $1.75 million for the largest homes.

What buyers should know

Confirm the parking on the deed. Ask for the specific building’s budget and reserve study; three associations, three answers. Check the flood designation for ground floor and garage areas, because the west side carries flood risk at street level; the homes above carry only the building’s exposure. Model the true monthly number with the actual taxes and the low dues, which is where the value shows.

What sellers should know

Your buyer is comparing you to the other two buildings in the community and to the newer west side construction, so price from your own building’s closed sales and make the parking and the dues the headline. My 2026 sale at 1300 Grand set a new level for a top floor home because it was priced from inside the building and marketed on exactly those points.
