The dues are among the lowest of any new building in the city because the amenity program is deliberately small, and the early sales have already set a benchmark: I closed unit 602 for $1,795,000 in 2026, the highest documented sale in the building.

What Columbus House is like to live in
It lives like a brownstone block with modern systems: a small building where the neighbors know each other, a roof, an elevator, and homes with glass where a brownstone has windows. The townhomes are the format Downtown has almost never offered new: a private entrance on the street, multiple levels, and outdoor space, without a 150 year old structure to maintain. The condos above are bright and efficient, and the steel and concrete construction means quiet between floors. The residents are Downtown families who wanted new construction near the park and the PATH, and Manhattan and Brooklyn transplants who wanted the brownstone neighborhood with a new building’s convenience; there is little investor presence. The trade offs are the amenity list, which is short by design, and the comps, which are few because the building is new.
The homes that set the price
The townhomes first: they are their own market, priced against the renovated brownstones around Van Vorst Park rather than against condos. The top floors second: the upper floor homes with terraces and light on two sides carry the premium; my sale of unit 602 was on the sixth floor. Layout third: the two bedrooms with two full baths near 1,100 to 1,300 sq ft are the core product. Parking, if it exists for the home, last.

What the numbers say: the building’s closings run from about $655,000 for the smallest homes to about $1.53 million for the sponsor’s larger homes, with prices per square foot around $900, and my sale of unit 602 at $1,795,000 set the top of the building. As more resales arrive they will set the real market; until then, the sponsor’s closed contracts and the few resales are the comps, and reading them correctly is the whole job.
What buyers should know
Read the offering plan, the sponsor’s budget, and the reserve funding schedule; in a new building the dues are an estimate until the association takes over. Confirm the tax assessment and the first full year tax bill, because new construction is assessed at completion. Confirm the parking. If you are buying from the sponsor, have your attorney review the unit’s specific plan and the construction warranties; if you are buying a resale, ask why the seller is selling within two years, and read the answer with care.

Early resales in a new building are priced against the sponsor’s remaining inventory and against the brownstones around the park.
