How the first call works
Thirty minutes, by phone or video, at a time you book on this site. I ask where each commuter’s desk is, what the budget and the timeline are, whether a car is part of the plan, and what the search in New York looked like before you decided to cross. Then I tell you, plainly, which three or four buildings or blocks fit and which do not, what the true monthly number looks like in each, and what the New Jersey process changes for you. If it makes sense to keep going, we set up the buyer representation agreement New Jersey requires and I send the building files for the places we will see first. If it does not, you leave with a shorter list and no obligation.
What I do differently for relocation buyers
I search building by building, not listing by listing, because the building decides the monthly number, the commute, and the resale. Every building I show comes with the file I keep on it: the abatement schedule if there is one, the dues and what they cover, the reserve history, the rental ratio, the lines and floors that hold value, and the sales I have closed there. The 52 building guides on this site are the public version of those files. I model the true monthly number, dues plus taxes plus the mortgage, side by side with your current rent or maintenance. I explain attorney review before you sign anything, and I work with New Jersey attorneys and lenders who close in Hudson County condos every week. Do you work with buyers who have not sold their New York apartment yet?
Yes; most relocation purchases are sequenced around a New York sale, and I coordinate the timeline with your New York agent and attorney so the contract contingencies and the closing dates line up.
Can we see buildings on a weekend from the PATH?
Yes; most relocation tours are Saturdays, three or four buildings in a single trip along the PATH or the ferry, with the commute ridden as part of the tour.
Do I need a New Jersey lender?
A lender who closes in Hudson County condos closes faster and knows which buildings are warrantable; many New York banks qualify, and I can introduce you to the ones I work with.
What does a buyer’s agent cost in New Jersey?
