South Tower versus North Tower

The South Tower sits closer to Newport Parkway and the mall side of the community, which puts the PATH and the retail a minute closer and the marina a minute farther. Its river facing lines look south and east across the harbor toward Downtown Jersey City and Lower Manhattan; the North Tower’s premium lines look north and east toward Midtown and Hoboken. Neither is better. Buyers who work downtown and want the Lower Manhattan skyline in the window tend to prefer the South Tower’s exposures; buyers who want the Midtown view lean North. The towers share community amenities. Compare the current dues and association documents for each home, including reserve funding, planned facade and elevator work, and any scheduled changes in costs.

The lines that set the price

Compare the two towers using specific homes. Floor, exposure, layout, and renovation level can matter more than the tower name. Use relevant completed sales to assess how those differences affect the asking price.

Documented sales at the Shore Club

My own closings in the community, also listed on my Track Record page:

Tower Unit Year Price
South, 20 Newport Parkway 2106 2021 $695,000
North, 1 Shore Lane 318 2026 $1,290,000
North, 1 Shore Lane 318 2021 $1,110,000
North, 1 Shore Lane 319 2021 $1,100,000
North, 1 Shore Lane 1901 2021 $999,000

For a current comparison, review recent closed sales separately from active asking prices. Compare similar layouts, condition, outlook, parking rights and ownership costs. Evaluate rental listings separately from completed leases.

What buyers should know

Start with the unit’s tax bill and any applicable financial agreement, then review the association’s financials, reserve information, parking arrangement and renovation history. Compare available homes in both towers using their actual taxes, dues, insurance and financing costs.

What sellers should know

You are competing with the active listings in both towers and with 75 Park Lane a block away, so the pricing has to come from your own tower’s closed sales and the marketing has to make your advantages obvious: the exposure, the layout size, any renovation, and the parking. Launch to the full market in the first weekend; well priced Shore Club homes draw their buyers in the first two weeks.

Quick answers about the Shore Club South Tower

What is the difference between 20 Newport Parkway and 1 Shore Lane?

They are the South and North Towers of the same LeFrak community and share the amenities and dues structure. The South Tower’s premium exposures face south and east toward the harbor and Lower Manhattan; the North Tower’s face north toward Midtown and Hoboken.

What are the HOA fees at 20 Newport Parkway?

Request the current dues statement for the exact residence and review included utilities, services and any additional charges. Compare both Shore Club towers using their actual unit costs.

Is 20 Newport Parkway tax abated?

Confirm with the Jersey City Tax Assessor and the listing. Listed taxes far below the state’s 2025 effective-rate measure of 1.847 percent of the price are a flag, not proof, because the certified general rate (2.335 percent for 2025) applies to assessed value rather than the sale price; confirm PILOT status in the Tax Assessor’s records, the actual tax bill, and the recorded financial agreement, and get the expiration and step ups in writing.

Does the Shore Club have parking?

Assigned garage parking is available, generally for a monthly fee; some homes convey with a space. Confirm on the listing.

What have homes at the Shore Club sold for?

My own sales range from $695,000 for a South Tower home in 2021 to $1,290,000 for a renovated North Tower two bedroom in 2026. These are historical examples; a current recommendation requires comparable recent sales and available alternatives.

How far is the PATH from 20 Newport Parkway?

A few minutes on foot to the Newport station: about 10 minutes to the World Trade Center and about 15 to 33rd Street.
