1400 Hudson is the building I have sold in more than any other in Hoboken: seven closings since 2022, including two units I sold twice. That repeat business is the story of the building. It is not the biggest or the flashiest address on the north waterfront, but it is the one whose resale record keeps proving itself, because it delivers the three things uptown buyers actually pay for: modern construction, a real amenity floor, and the 14th Street ferry one block away.

What 1400 Hudson is like to live in

Toll built 1400 Hudson in red brick with corner balconies and bay windows, a nod to the factory blocks around it, and the lobby’s feature wall is a set of metal mullions that echo the old Lipton plant windows across the way. Inside, the homes are what NYC transplants keep telling me they cannot find at this price in Manhattan: oversized windows, nine foot plus ceilings, in unit washers and dryers, and layouts that were designed as condos rather than converted from something else. The rooftop pool and the two roof terraces face the skyline; the courtyard on the ground floor is quiet enough that courtyard facing homes have their own following.

The neighborhood is the uptown strip: the Hudson Tea retail row (coffee, groceries, a gym, restaurants) is across the street, Trader Joe’s and the top of Washington Street are a few blocks away, and Maxwell Place Park and the waterfront walkway run north from the ferry. If your office is in Midtown, this is the best commute in Hoboken. If it is downtown, the shuttle and the PATH make it a 30 to 35 minute door to door.

The lines and floors that set the price

Three things separate two otherwise identical homes here.

Exposure. East facing homes on the upper floors of the 12 story end look over the water to the Manhattan skyline, and they carry the premium. West and courtyard facing homes trade at a discount that is bigger than most buyers expect, and they are the value buy for anyone who wants the building more than the view.

Floor. Above the sixth floor the neighboring buildings start to fall away; the top three floors of the 12 story end are the only places in the building where the view is unobstructed in every direction.

Layout and parking. The corner two and three bedrooms with balconies (about 1,300 to 1,700 sq ft) are the scarce product, and a deeded garage space adds real money in a building where parking is limited. The one bedrooms are efficient, and the studios are the rare entry point to a full service uptown building under $700,000.

What the numbers say: correctly priced homes here appreciate and move, and the two resales are the cleanest evidence in Hoboken that a modern uptown building holds value through a high rate market. For context, a one bedroom of about 780 sq ft was asking $925,000 in the summer of 2026, and the building’s active range ran from the high $900,000s to about $1.9 million.

Two of my other sales sit next door at 1425 Hudson, the community’s 2019 boutique building: a penthouse at $2,000,000 in 2024 and a tenth floor home at $1,830,000 in 2023. Buyers who outgrow 1400 Hudson often move across the street.

What buyers should know

Pull comps by line, not by bedroom count. The spread between an east facing corner and a courtyard unit of the same size is the whole negotiation. Confirm the parking space on the deed and whether it transfers. Read the association’s budget and reserve study; the building is young, but pools and elevators are the two systems that produce assessments in buildings this age, and I want to see the reserve line before you sign. And run the true monthly number: at recent tax and HOA levels, a $1.5 million two bedroom carries roughly $1,300 to $1,700 per month in taxes and dues before the mortgage.

What sellers should know

Your buyer is comparing you to the active listings inside 1400 Hudson and at Hudson Tea, 1425 Hudson, and Maxwell Place, so price from your own line’s closed history, not from a Hoboken average. Lead the marketing with the view or the light (whichever you have), the balcony if you have one, and the amenity floor. Launch to the full market in the first weekend; my two resales here both drew their buyers in the first two weeks because the pricing was set from inside the building.
