Harborside Lofts is the answer for buyers who love the Hudson Tea idea but do not want a hundred year old factory’s quirks. Toll Brothers built it new in 2007 with 13 foot ceilings, walls of glass, and open floor plates, a block from the 14th Street ferry, and it is the only building in uptown Hoboken with an indoor pool. I sold a ninth floor home here for $2,500,000 in 2025, one of the highest condo sales in Hoboken that year, and it is a building I recommend to anyone shopping the loft category.

The homes are the point: loft volume without a conversion’s compromises, so you get the 13 foot ceilings and the big windows with square rooms, modern kitchens, and mechanical systems that were designed for the building. The three bedroom homes on the upper floors run to 2,600 sq ft, which is house scale in a Hoboken condo. The pool is indoor, which matters in February. The location is the uptown strip: the Hudson Tea retail row is around the corner, the ferry is a block east, and Maxwell Place Park is a short walk.

What sets the price

Floor and exposure first: the upper floors on the east and south sides carry light and partial river views. Size second: the true three bedrooms are scarce in Hoboken and draw families who would otherwise be looking at brownstones, which is why my 2025 sale reached $2.5 million. Finish third: original 2007 kitchens and baths versus renovated ones is a real gap in a building this age. Parking last: confirm the space, because it is part of the price.
