The train time is on every listing. The walk to the train is not, and neither is the difference between a building that sits on the ferry and one that sits on the PATH, which for a Midtown worker and a Downtown worker are opposite answers. Here are twelve buildings I sell in, with the door to desk time I quote buyers for each, to the World Trade Center and to Midtown, including the walk on both ends. The times are outside rush hour on a normal weekday; add ten minutes for a bad one.
How to read the table
Door to desk means leaving the lobby and arriving at a desk within a few blocks of the station named. The World Trade Center column uses the PATH’s Newark to World Trade Center line from Exchange Place, Grove Street, or Journal Square, or the PATH from Hoboken Terminal, or the ferry to Brookfield Place. The Midtown column uses the PATH’s 33rd Street line (from Hoboken, Newport, Grove Street, or Journal Square) or the NY Waterway ferry to West 39th Street. Transfers are counted.

What the table says
For the Financial District, nothing beats Exchange Place and Paulus Hook: 99 Hudson and 77 Hudson put a buyer at a desk in about ten minutes, which is faster than most of Manhattan. For Midtown West, nothing beats the uptown Hoboken waterfront: 1400 Hudson, Maxwell Place, and the Hudson Tea Building are 15 to 20 minutes to West 39th Street by ferry. Newport is the compromise that works for both: 75 Park Lane and Crystal Point are 18 to 23 minutes either way. Downtown Hoboken and the W are strong for Downtown and acceptable for Midtown. The Sky Club, Wonder Lofts, 10 Provost, and Canco Lofts trade commute minutes for space and price, and for most buyers the trade is worth it in one direction and not the other.
The three things listings leave out
The ferry has a schedule and a price. NY Waterway runs frequently at rush hour and less often at night and on weekends, and a monthly pass costs more than the PATH; buyers who plan to use the ferry every day should ride it at their real commute hour before they buy. The PATH runs all night but on a reduced overnight schedule, and the Hoboken and Newport stations are on different lines from Exchange Place, which is why a transfer appears in some rows. And the light rail, which connects Hoboken to the Jersey City waterfront in about 15 minutes, is the reason a west side Hoboken building or a Jersey City building away from the water can still work for a Hoboken Terminal commute.
How I use this with buyers
On the first call I ask where each commuter’s desk is, and the table decides which three buildings we see first. A couple with one Downtown desk and one Midtown desk usually ends up in Newport or downtown Hoboken; a Financial District household ends up in Paulus Hook or Exchange Place; a Midtown West household ends up uptown in Hoboken.
