Uptown Hoboken and the North Waterfront
Uptown Hoboken, from 11th Street to the Weehawken line: the waterfront towers from Maxwell Place to Hudson Tea, the Garden Street brownstones, the Upper Grand on the west side, what homes cost in 2026, the ferry and bus commute, parks and schools, parking, and the 37 homes I have closed there.
Uptown is the part of Hoboken that people picture when they picture Hoboken: the waterfront towers along Hudson Street and Maxwell Lane, the park at the water’s edge, the ferry to Midtown at 14th Street, and, a block or two inland, the brownstone blocks of Garden, Bloomfield, and Hudson Streets that carry the town’s highest house prices. My office is at 1101 Hudson Street, in these blocks, and I have closed 37 homes here since 2020, from $468,000 for a studio to $3,900,000 for a Garden Street house, which is more than any other agent on the north waterfront in that period. Where uptown is
Uptown runs from 11th Street north to the Weehawken line above 16th Street, and from the river west to the Palisades. The waterfront blocks along Hudson Street, Maxwell Lane, and Sinatra Drive hold the towers; Washington Street from 11th to 15th is the uptown retail strip; Garden, Bloomfield, and Park are the brownstone blocks; and west of Willow, the grid opens up to the Upper Grand, the newer construction on Grand, Adams, and Jackson, and the 1600 Park and Harborside Park fields at the north end. The 14th Street ferry terminal and the 126 bus stops on Washington Street are the transit.
The buildings

What homes cost
As of August 2026, from my own closings and the current market: one bedrooms in the waterfront towers run from about $750,000 to $950,000, where my sales at 1400 Hudson (unit 903, $875,000) and 1500 Hudson (unit 12S, $750,000) sit; two bedrooms from about $1.2 million to $1.8 million, with my 1400 Hudson and Maxwell Place closings between $1,260,000 and $1,720,000; three bedrooms and penthouses from about $1.8 million to $2.6 million and beyond, where my sales at 1425 Hudson ($1,830,000 and $2,000,000) and 1500 Garden Street ($2,500,000) sit. West of Willow, two bedrooms at the Upper Grand run from about $800,000 to $1.1 million with parking. Brownstone condos on Garden, Bloomfield, and Hudson run from about $600,000 to $1.4 million. Whole houses on Garden Street are the top of the Hoboken market: my sales there run from $1,930,000 for 1306 Garden to $3,900,000 for 1237 Garden in 2025, with 1213 and 1251 Garden at $3,350,000 and $3,400,000 in 2026.
The commute
For Midtown, uptown is the best commute in Hoboken: the NY Waterway ferry at 14th Street reaches West 39th Street in about eight to ten minutes, and the 126 bus on Washington Street reaches the Port Authority through the Lincoln Tunnel in about 20 to 30 minutes outside rush hour. For Lower Manhattan, Hoboken Terminal and the PATH are a 20 to 25 minute walk, a few minutes by bus or by the Hudson-Bergen Light Rail from 9th Street on the west side, or a bike ride along the waterfront. Drivers reach the Lincoln Tunnel by Park Avenue and Willow Avenue north to Weehawken in a few minutes outside rush hour.
Parks, schools, and daily life
Maxwell Place Park and the waterfront walkway run the whole eastern edge, with the Hoboken Cove kayak launch, Elysian Park at 10th and Hudson, and the 1600 Park and Harborside Park fields and dog run at the north end. Washington Street from 11th to 15th has the uptown restaurants, coffee, and groceries, and the west side supermarkets serve the grid. Wallace Elementary at 11th and Willow serves most of uptown, with Elysian Charter, Hoboken Charter, and HoLa nearby; confirm current assignments for any address. Stevens Institute is a few blocks south along the ridge.
Parking
The waterfront towers have garages, with spaces that convey or license; the Upper Grand includes a garage space with most homes, which is the reason many buyers choose it; the brownstone blocks depend on street permits, and a curb cut or a deeded space in a small building is worth real money uptown.
