In Hoboken, “luxury” means the $2 million and up market: restored Garden Street brownstones, waterfront penthouses, and the largest loft and new construction homes. It is a thin market where a handful of sales set the comps for everyone, so the right question is not who calls themselves a luxury Realtor, it is who has actually closed at the price point, recently, on addresses you can look up. Here is how to evaluate that, and my own record against the same test.

What actually qualifies an agent at $2 million and up

Closed sales at the price point. The Hoboken $2 million market trades a few dozen times a year. An agent working it should be able to name their own closings above $2 million with addresses and years, because at this level every comp is negotiated, and the agent who sold the comp knows what the number really reflects.

Benchmark pricing, not comp-following. The best luxury sales set the ceiling rather than trail it. That takes pricing from the block’s full history, preparation that presents the property at its category’s standard, and the patience to sequence a launch instead of chasing the first offer.

The NYC buyer pool. Most $2 million-plus Hoboken buyers are arriving from Manhattan and Brooklyn, comparing against co-ops and condos they know. The whole-house market concentrates on the brownstone blocks of uptown and midtown, Garden, Hudson, Bloomfield, and Willow between 8th and 13th.
