In Hoboken and Jersey City, $2 million is the line where the market changes character. Below it, buyers compare units; above it, they compare houses, penthouses, and whole floors, and the buyer pool shrinks to a few dozen households at any moment, most of them coming from Manhattan or Brooklyn. I have closed 19 sales above $2 million since 2021, from $2,000,000 for a penthouse at 1425 Hudson to $3,900,000 for a Garden Street brownstone, a documented total above $50 million, and this page is how that market works: where the homes are, what they have sold for, how a luxury listing is priced and launched, and what you can check about me before we talk.

Where the $2 million market is

In Hoboken it is three places. The Garden Street brownstone blocks between 10th and 14th Streets, where a renovated house trades from about $3 million to $4 million and where my three highest sales have closed. The waterfront penthouses and large lofts at 1425 Hudson, the Hudson Tea Building, Harborside Lofts, and Wonder Lofts, where a three bedroom or a penthouse trades from $2 million to about $2.6 million. And the new construction full floors and duplexes on the west side, on Adams, Jefferson, and Clinton Streets, where the largest homes in the city have been trading from $2.4 million to $3.25 million since 2022. How a luxury listing is priced

From the block’s or the building’s own closed history, not from the city average. A Garden Street house is priced against the last five Garden Street houses, adjusted for width, depth, renovation, outdoor space, and parking; a waterfront penthouse against the building’s own penthouse and upper floor sales, adjusted for exposure and terrace; a west side new construction full floor against the last three full floors on the same blocks. Above $2 million a wrong price costs more than a commission, because the buyer pool is small and it notices. The 1237 Garden Street record, $2,950,000 in 2021 and $3,900,000 in 2025 for the same house, is what pricing from the block’s own history looks like in practice.

How a luxury listing is launched and shown

Pre-market first: the Weichert network, the Manhattan and Brooklyn brokers who send me relocation buyers, and my own buyer list see the home before it hits the MLS, and a meaningful share of my $2 million and up sales have found their buyer in that window. Then a two weekend launch with photography, video, a floor plan, and twilight exteriors produced for the home rather than pulled from a template, staged where staging moves the number, and shown privately by appointment rather than by open house. Buyers at this level are often coming from New York on a Saturday, so showings are built around the PATH and the ferry, three homes in one trip. And the negotiation is handled by me, not a team member, from the first call to attorney review.

What buyers at this level get

The same building files and block files I use for every purchase, applied to a market where the diligence is heavier: a brownstone’s structure, flood designation, and renovation permits; a penthouse’s terrace rights, roof rights, and the building’s reserve for the roof; a new construction full floor’s offering plan and warranties.
