Best Realtors for Hoboken Condos: The Building Knowledge Test

For a Hoboken condo, the best Realtor is the one who knows your building, not just your zip code. A mile-square market prices building by building: dues and what they cover, parking rights, reserves and assessments, flood exposure, and which lines and floors carry the premium. Ask any Hoboken condo agent these five questions about your building, or the building you want to buy in. The answers separate an agent who works the market from one who searches it.

1. What do the dues actually buy? Two buildings with identical fees can deliver very different value: one covers water, gas, a doorman, and reserves; the other covers a part-time super. 3. What is the building’s financial health? Reserves, planned capital work, open assessments, owner-occupancy ratio, and whether lenders treat the building as warrantable. This is diligence before the offer, not after.
